How should sill and beam replacement be scoped?
The hard part is not cutting out rotten wood. It is keeping the structure supported, defining where sound material begins, rebuilding the connections, and stopping the moisture that caused the damage.
Map the damaged material
Probe and document sound and deteriorated wood, bearing ends, joists, posts, connections, masonry contact, and concealed areas before setting the cut line.
Stop the moisture source
Roof runoff, grade, plumbing, condensation, ground contact, masonry moisture, and ventilation can continue damaging replacement wood if the source remains.
Design temporary support
Transfer load away from the member before removal. Shoring locations, foundations, sequence, allowable movement, and access are part of the plan.
Repair or replace in sequence
Remove only the defined material, preserve sound fabric where the design allows, install the specified member, and restore bearing and connections without creating a new weak point.
Transfer load and document
Release temporary support in the planned order, record elevations and movement, inspect connections and bearing, and retain permit, design, material, and warranty records.
Written scope
Six details that should not stay verbal.
Replacement length alone cannot describe a structural wood repair. The same number of feet can hide very different support and connection work.

Member and damage boundary
Name the sill, beam, rim joist, joists, posts, or framing affected and show the limits of material removal, including concealed inspection allowances.

Load and temporary support
Identify supported floors, walls, openings, posts, and roof loads, plus shoring members, locations, bases, sequence, and design responsibility.

Replacement material
State species or engineered product, grade, dimensions, treatment where required, moisture condition, splices, repair inserts, and material compatibility.

Bearing and connections
Show how the repaired member bears on masonry, posts, or adjacent wood and how joists, studs, anchors, and hardware reconnect to the load path.

Water and decay correction
Name the roof, grade, plumbing, ventilation, drainage, clearance, masonry, or insect work included and who is responsible for it.

Movement and closeout
Record starting and final elevations, intended lift or stabilization, finish damage limits, permits, inspections, photographs, and written warranty terms.
Selective repair
Sound material can stay when the design earns that decision.
National Park Service guidance documents selective removal of deteriorated sill material and fitted replacement pieces for limited damage. The remaining wood, repair geometry, fasteners, bearing, and moisture source still need assessment.
Full replacement
Lost bearing changes the sequence.
When a sill or beam can no longer carry its load, the adjacent structure must be supported before removal. Full replacement may also expose damaged joists, posts, masonry, or anchors that were not visible at the estimate.
Safety boundary
Temporary support is structural work.
Do not jack, cut, or remove a loaded sill or beam without a support plan. Restrict access when bearing is lost, wood is crushing, a beam or floor is visibly moving, masonry is falling, or utilities are being pulled by movement.
