What does a rotten sill or beam establish?

Decay establishes material loss in a structural wood member. It does not establish how much capacity remains, which connected members are affected, whether the foundation below is sound, or whether the correct scope is a local repair, full replacement, added support, or combined foundation work.

Wood condition

Map soft, crushed, split, checked, stained, or missing material. Record the depth and length of suspected decay without treating surface color as a strength test.

Load path

Trace joists into the sill or beam, then follow beams to posts, footings, and foundation walls. Record lost bearing, failed connections, and displaced supports.

Water source

Inspect roof runoff, siding and flashing, plumbing, bulkheads, grade, foundation moisture, and condensation. Replacing wood without correcting the source leaves the failure mechanism in place.

Building movement

Map floor slope, bounce, gaps, sticking openings, cracked finishes, and settlement at the supporting masonry. Separate existing distortion from movement that is still changing.

The visible rotten section is only one part of the job. The useful record follows the load above it, the support below it, and the water path that reached it.

    Name the member and assembly

    Identify the sill, rim joist, floor joist, carrying beam, post, connection, and foundation material. Record member dimensions, spans, bearing lengths, alterations, and concealed areas that were not inspected.

    Map the damaged wood

    Photograph representative sound and suspect areas with a scale. Record softness, crushing, section loss, splits, insect galleries, corrosion at fasteners, and the boundary between sound and deteriorated material.

    Trace the complete load path

    Follow floor and wall loads through joists, sills, beams, posts, footings, and foundation walls. A replacement member still fails if its bearing point or support below is inadequate.

    Locate the moisture source

    Check exterior water management, penetrations, plumbing, ground clearance, foundation dampness, and condensation. Document whether the source is active, seasonal, or unresolved before closing the repair.

    Record elevation and connections

    Measure floor and beam elevations from repeatable points. Note separated joints, damaged anchors, missing hangers, improvised posts, and utilities or finishes that a lift or replacement could disturb.

  6. 06

    Define the repair sequence

    Require the proposal to state the temporary support, demolition limits, repair or replacement member, connections, bearing and footing work, lift goal, moisture correction, engineering, permits, inspections, cleanup, and warranty.

Repair or replace wood

Section loss sets the repair boundary.

A localized repair, sistered member, or partial replacement depends on the remaining sound wood and the connection design. Broader decay or lost bearing can move the scope toward full member replacement. The proposal should show where new material begins and how loads cross each joint.

Support or lift

Stable does not always mean level.

Temporary shoring protects the structure while failed material is removed. Permanent posts, beams, and footings must match the load path. Any lift should be a stated outcome because connected walls, openings, finishes, plumbing, and masonry may move with it.

Safety boundary

Keep loads off an unstable area.

Restrict access when a beam is crushing, a sill has lost bearing, a post or temporary support is displaced, movement is sudden, or collapse appears possible. Leave the affected area when immediate danger is present and contact emergency services or the appropriate building professional.
